GOALS AND OBJECTIVES
The redevelopment /revitalization of the 223-acre former Garden State Park Racetrack into a mixed-use, traditional neighborhood community, to preserve the historical integrity of the Garden State Race Track and to create a new South Jersey landmark for the township of Cherry Hill, New Jersey.

ACCOMPLISHMENTS
The design of a master plan for a pedestrian-friendly community, incorporating large parks, green space and connecting trails with premier homes and a dynamic Town Center in a neighborhood setting where residents can live, work, shop and relax, just minutes from Philadelphia via enhanced mass transit links. The plan is a dynamic blending of offices, residences, retail shops and community resources which sustains community traditions as well as the architectural character of the surrounding region, while helping to re-establish Garden State Park as a destination of choice and the focal point of South Jersey.

TOWN CENTER
A pedestrian-friendly village or Town Center complements the larger retail area and creates a one-stop shopping and walkable destination for the entire community. Consisting of a core of specialty restaurants with residential dwellings and offices over small-scale retail shops, the Town Center includes a jazz club, bank, a nationally recognized bookstore, a 40,000 square foot fitness center and dance studio, all connected via an extensive system of walkways for pedestrian traffic.

Easily accessed from the main promenade the clubhouse, which is located within the town center, houses management/sales leasing offices as well as full-service club/spa facilities, all open to residents of Garden State Park.

PROJECT DETAILS
Residences consist of for-sale market rate town homes and condominiums, luxury rental apartment homes, and a 608 unit active adult community, all within walking distance of the pedestrian-friendly Town Center.

Each residential community will contain its own clubhouse w/luxury amenities including, social functions, state-of-the-art athletic and fitness facilities, recreation room w/high definition televisions, swimming pool, bocce and tennis courts, community business centers w/conference rooms equipped with latest computers, high-speed internet, fax and copiers. Concierge services will also be available through the clubhouse.

Improvements in transportation, including the redevelopment of the Cherry Hill NJ TRANSIT rail station, enhanced local roadways and the development of winding internal roads will serve to enhance the pedestrian-friendly environment.
